How much does it cost to build a custom home in the Bay Area?+
Custom homes on the Peninsula and in the South Bay typically run $500–$800 per square foot for construction, not counting land or design. A 3,000 sq ft home usually lands between $1.5M and $2.4M depending on lot conditions, finish level, and city.
How long does it take to build a new home?+
From signed contract to move-in, plan on 18–24 months: 4–6 months for design and engineering, 4–8 months for permits, and 10–14 months for construction. Hillside lots, design review, and grading permits can add 3–6 months.
Is it cheaper to tear down and rebuild or to remodel?+
Rule of thumb: if the renovation cost exceeds 60–70% of a new build, a tear-down and rebuild usually delivers more value. You also get modern foundations, current code compliance, and a longer useful life. We give you side-by-side numbers on both options before you commit.
Do you handle architectural design too?+
We work closely with architects and structural engineers and can recommend partners we've built with for years. For clients who already have plans, we'll review them, value-engineer where it makes sense, and build to spec.
What is a knock-down rebuild?+
A knock-down rebuild (KDR) demolishes the existing structure and builds a new home on the same lot. It's common on the Peninsula when the existing home is small, dated, or beyond practical renovation. The lot's location and zoning stay the same — you just get a brand-new home.
